Our dedicated and hardworking property management staff has several years of property management experience, and are directly involved in every aspect of the property management activities. We know each landlord, tenant and property. Our monthly property management fee includes collecting the rent, enforcing the terms of the lease agreement, and regularly monitoring and inspecting the properties. We provide a maintenance/emergency number for our tenants and we respond to and address all requests appropriately as soon as possible. Property owners are notified by email of any issues and approve all expenses. If a repair is needed that we deem necessary, is less than $250, and we are unable to get a timely response from the property owner, we go ahead with the repair. If the repair is over $250 and we deem it to be necessary and an emergency or a safety risk, and we are unable to get a timely response from the property owner after email and phone messages, we will order the repair. If the repair of more than $250 is not an emergency, we will not order the repair until we receive property owner approval. We are extremely conscious of the maintenance and repair costs and have a select group of A/C, Heating, Plumbing, Electrical, Landscaping, General Maintenance providers that are dependable, knowledgeable, and perform quality work. We have an excellent payment history and they give us very good pricing and discounted rates. Rental proceeds are paid on the 8th of each month. We can mail a check or provide direct deposit. We do prefer to lease the property ourselves because than we do the qualifying of the tenant. This way we know who we are placing since we are the ones who will be dealing with them regularly. We do a credit, criminal and eviction check, along with verification of employment, etc. Our primary objective is to provide quality service to both property owner/landlord and tenant which results in (1) peace of mind to the property owner that his/her property is leased, rent collected, and property well cared for; and (2) quiet enjoyment of a well maintained property for the tenant.
